Steep pitches and three-storey semis price higher again for exactly the same reason.

Two windows, and they are not interchangeable
Late autumn, after the last leaves are down, is the one that matters most — troughs full going into a GTA winter are the ones that freeze. Spring is the second: winter grit, shingle granules and whatever blew in, cleared before the heavy rain. Houses under mature maples in the older parts of the city often need both, and a few need a third pass in early autumn just for the keys.
