Disconnected downspouts
The city fixed one problem and created another
Much of Toronto's older stock had downspouts plumbed into the sewer, and disconnection has been pushed for years. A downspout now discharging beside the wall has moved a sewer problem to the foundation.
Clay weeping tile
Older houses have drainage that has already failed
Original weeping tile in the pre-war neighbourhoods is frequently clay, collapsed or silted solid. Exterior work here is usually replacing drainage that stopped working decades ago, not adding something new.
March and April
The thaw is when the GTA finds out
Frozen ground, meltwater with nowhere to go and a rising water table put the calls into a six-week window every spring. Booking the work for late summer is cheaper, easier to schedule, and done before the next one.
Crack shape
Horizontal is a different conversation
A hairline vertical crack is usually shrinkage and injectable. A horizontal or stair-step crack is a structural signal, and sealing a moving crack only moves the water to the next weak point.
What an interior system usually covers

How much does basement waterproofing cost in Toronto?
We show no band here, deliberately. Our engine prices cleaning, moving, junk removal, lawn care, plumbing and electrical work, and waterproofing is not one of them — a typed range would be authoritative-looking and derived from nothing. Post the job and compare real fixed-price offers instead.
Interior or exterior — which one do I need?
They do different things. Exterior stops water reaching the wall: excavate to the footing, clean and membrane the wall, replace the weeping tile. Interior manages water that is already in the wall and drains it to a sump before it reaches the floor. Exterior costs more and disturbs the yard; interior is less invasive and leaves the wall wet.
My basement only leaks in spring — is that still a problem?
Usually yes, because the cause has not gone away, it is just not being tested. The thaw combines saturated ground with a rising water table, which is why the GTA gets a cluster of calls every March. Investigating in late summer with dry ground is easier, cheaper to schedule, and gets it fixed before the next one.
Should I try the cheap fixes first?
Yes, and it is what an honest contractor will suggest. Blocked eavestroughs, a downspout discharging beside the wall, ground sloping toward the house and a window well with no drainage cause a large share of wet basements in this city, and they cost a fraction of anything below grade. A quote for excavation that has not ruled them out has skipped the diagnosis.
Is a crack in my foundation serious?
It depends on its shape. A hairline vertical crack in a poured wall is usually shrinkage and can be injected from inside. A horizontal crack, a stair-step crack through block, or one noticeably wider at one end suggests movement and warrants an engineer before anything is sealed — injecting a moving crack just relocates the water.
Does a sump pump need a backup?
In the GTA it is worth it. The storms that overwhelm a basement are frequently the same storms that take the power out, and a sump with no pump is a hole that fills. A battery backup or a water-powered secondary is a small cost against the thing it exists to prevent.
