Four things that change a pest control quote here, and nowhere else.
Raccoon capital
Toronto’s bylaws protect the animal, not just regulate the job
The urban raccoon density here is among the highest anywhere, and the City restricts trapping and relocation — a mother with spring kits cannot be excluded until the young can leave. Anyone promising an April fix is skipping something.
Attached housing
Semis and row houses share the entry point
Much of the older city is attached, so the gap the mice are using is frequently on a neighbour’s half of the roofline. Sealing your side alone is why the problem comes back in a way it does not in detached stock.
Ontario licensing
Pesticide application is licensed and restricted
Commercial application requires a licensed exterminator, and the Cosmetic Pesticides Ban Act limits what can be used. The prevention work — sealing, screening, cutting back — is not licensed, and is most of what stops a repeat.
Tenant rights
A landlord’s obligation, not a tenant’s problem
The Residential Tenancies Act puts maintaining a habitable unit on the landlord, and infestation sits inside that duty. Ontario tenants asking for pest treatment are exercising a right, and should put the request in writing.

Can I just have the raccoon removed?
Not simply, and not at any time of year. Toronto restricts trapping and relocation, and a mother with kits in spring cannot be excluded until the young can leave with her. The lawful and effective approach is finding the entry, closing it in the right order, and preventing the return.
Why do the mice keep coming back?
Because the hole is still there. Killing what is inside does nothing about the route in, and in a semi or row house that route is often on the neighbour’s half of the roofline — which is why sealing your side alone can fail.
I rent. Who pays?
In Ontario the landlord is responsible for keeping the unit in a good state of repair and fit to live in, and pest infestation falls inside that duty. Put the request in writing; the Landlord and Tenant Board is the route if it is not acted on.
Can a Tasker spray for bugs?
No. Commercial pesticide application in Ontario requires a licensed exterminator and the Cosmetic Pesticides Ban Act restricts what may be used. Sealing, screening, cutting back and clearing are unlicensed, genuinely Tasker work, and are what stops a repeat.
Are bed bugs different?
Completely. They need heat treatment or a professional chemical programme, and retail products routinely make the professional job harder and dearer. It is the one pest where a DIY attempt reliably costs more than doing nothing.
