Flooring is priced by the square foot and decided by what is underneath. Two rooms of identical size with the same material can differ by half again, because one has a flat, sound subfloor and the other has a slope, a squeak, three layers of old vinyl or a plywood deck that has taken water at some point. The material quote is the easy half; the honest quotes are the ones that say what happens if the subfloor is not what everyone is assuming.
The material choice sets what the room can take rather than just how it looks. Solid hardwood moves with humidity and does not belong below grade, which rules it out of most basements. Engineered hardwood is stable enough for a basement with a proper vapour barrier and can be refinished once or twice depending on the wear layer. Laminate and luxury vinyl plank are dimensionally stable, cheaper, and vinyl in particular tolerates water in a way the wood products do not — which matters wherever below-grade space is finished living space.
Older housing brings specific work with it. Century-old houses often have original plank subfloors that are not flat by modern tolerance, and levelling them is a real line item rather than a nuisance. Many have original hardwood under carpet or laminate that is worth sanding and refinishing instead of replacing — cheaper, and it is the floor the house was built with. Condos push the other way: many buildings set a minimum acoustic rating for underlay in units above ground, and installing without it is the kind of thing that gets discovered by the neighbour below and undone at your cost.
Stairs and transitions are where flooring quotes quietly diverge. A flight of stairs can cost as much as a mid-sized room because each tread and riser is cut and fitted individually, and nosing is fussy work. Doorway transitions, thresholds where the height changes, quarter-round at the baseboards and whether the baseboards come off and go back on are all small numbers that add up to a real one. A quote priced purely on floor area has left all of that out.
The room has to be empty and the material has to acclimatise, and both of those are yours unless you agree otherwise. Wood and laminate need days in the space to reach its humidity before installation, or they cup or gap afterwards. Furniture moving, appliance disconnection and taking up the old floor are often separate lines. None of it is complicated; all of it appears on the invoice if it was not discussed, which is why it belongs in the post.

Can I put hardwood in my basement?
Solid hardwood, no — it moves with humidity and does not belong below grade. Engineered hardwood over a proper vapour barrier is fine, and luxury vinyl plank is the most water-tolerant of the options, which matters if the space has ever taken water.
Is refinishing cheaper than replacing?
Usually, and in a lot of older housing there is original hardwood under the carpet that is worth uncovering. It depends on the wear layer left and whether the boards are sound — a floor sanded several times before may not have another pass in it. Worth having someone look before you decide either way.
Why do stairs cost so much?
Because every tread and riser is measured, cut and fitted individually, and the nosing is fussy. A single flight can price comparably to a mid-sized room. If stairs are part of your job, name them in the post — a quote based on floor area alone has not counted them.
Does my condo need special underlay?
Very likely. Many buildings set a minimum acoustic rating for underlay in units above ground, and it is enforced by the neighbour below rather than at installation. Check your building's standard and include it when you post, so the offers you get are for a floor you are allowed to keep.
