Four things that change a flooring quote here, and nowhere else.
Condo underlay
Buildings set an acoustic minimum
Almost every GTA building specifies a minimum sound rating for underlay above ground. Installing without it is discovered by the unit below and undone at your cost, so it belongs in the quote from the start.
Below grade
Solid hardwood does not belong in a Toronto basement
Solid wood moves with humidity and below-grade space here swings hard between a damp summer and a dry heated winter. Engineered over a vapour barrier, or vinyl, is what survives it.
Century stock
Old plank subfloors are not flat
Semis and Victorians across the older neighbourhoods usually need levelling before anything modern goes down. It is a real line item, and a quote that has not looked underneath has not included it.
Under the carpet
The floor may already be there
A great deal of Toronto's older housing has original hardwood under carpet or laminate. Sanding and refinishing it is usually cheaper than replacement and gives back the floor the house was built with.
What an installation usually covers
- The new flooring laid, cut and fitted to the room
- Underlay or vapour barrier appropriate to the material and the level
- Transitions at doorways and where floor heights change
- Quarter-round or baseboard refitted at the perimeter
- Offcuts and packaging removed
Lifting the old floor, levelling the subfloor, moving furniture and acclimatising the material are commonly separate — name them in your post.

How much does flooring installation cost in Toronto?
No band on this page, and that is on purpose: our pricing engine has rows for cleaning, moving, junk removal, lawn care, plumbing and electrical work, and flooring is not one of them. A typed range would look authoritative and be derived from nothing, so we show none — post the job and compare the fixed-price offers.
Can I put hardwood in my basement?
Solid hardwood, no — it moves with humidity and Toronto basements swing between damp summers and dry heated winters. Engineered hardwood over a proper vapour barrier is fine, and luxury vinyl plank is the most water-tolerant of the options, which matters if the space has ever taken water.
Is refinishing cheaper than replacing?
Usually, and in a lot of older Toronto housing there is original hardwood under the carpet that is worth uncovering. It depends on the wear layer left and whether the boards are sound — a floor sanded several times before may not have another pass in it. Worth having someone look before you decide either way.
Why do stairs cost so much?
Because every tread and riser is measured, cut and fitted individually, and the nosing is fussy. A single flight can price comparably to a mid-sized room. If stairs are part of your job, name them in the post — a quote based on floor area alone has not counted them.
Does my condo need special underlay?
Almost certainly. Most GTA buildings set a minimum acoustic rating for underlay in units above ground, and it is enforced by the neighbour below rather than at installation. Check your building's standard and include it when you post, so the offers you get are for a floor you are allowed to keep.
Do I need to empty the room first?
Yes, and the material usually needs a few days in the space to reach its humidity before it goes down. Furniture moving and appliance disconnection are often separate lines rather than assumed, so say what is in the room when you post and let the offers price it properly.
