What to know about glass repair and glazing
Start by separating three things that get searched with the same words, because sending yourself to the wrong trade is the most expensive minute in this category. Replacing the GLASS in a window whose frame is sound is glazing, and it is this page. Replacing the WINDOW — the frame, the flashing, the sill, the opening — is a different purchase with a different method, and it lives on our windows and doors page. Washing the glass is different again. If the frame is solid and the pane is broken, cracked or fogged, you are in the right place; if the wood around it is soft or water is coming in at the sill, the pane was never the problem.
What is left is a large and genuinely useful category. A cracked pane in a sound wooden or vinyl sash. A sealed double-glazed unit that has fogged between the panes, which cannot be reopened and dried out and is replaced as a whole unit. Glass and mirror cut to size for a shelf, a tabletop, a cabinet door or a bathroom wall. A board-up after a break-in or a storm. Leaded and stained panels in the transoms and front doors of older houses, which are re-leaded by somebody who does that specific work rather than swapped for float glass.
The sequence is worth knowing before you need it, because it surprises people. A pane is made to measure and a sealed unit is fabricated to order, so neither exists on a shelf. When a window breaks the honest answer is two visits: a board-up the same evening so the house is closed, then the glass once it is made. Measure or photograph the opening with something for scale, say which storey it is on, say whether the frame is wood, vinyl or aluminum, and say whether the opening is a door, a shower or anything a person could walk into. That last answer decides which glass the opening needs, which is why a good Tasker asks it first.

What a pane replacement usually covers
- Measuring the opening and ordering the glass to finished size
- Removing the broken pane and clearing the glass safely
- Stripping the old putty, beading or glazing tape
- Setting the new pane and re-sealing it weathertight
- Taking the broken glass away rather than leaving it bagged
Rot in the sash, a failed sill or a frame out of square is window work, quoted separately.
Try nowWhat moves the price
- Single pane or a sealed double-glazed unit made to order
- Whether the Code requires tempered or laminated glass in that opening
- The size of the pane, and whether it takes two people to lift
- Storey and access — anything above ground level changes the method
- Whether the opening has to be boarded first and glazed later
- Frame material: wood, vinyl and aluminum are re-glazed differently
What to settle before you accept an offer
- Is this opening one the Code requires safety glass in?
- Is the quote for annealed, tempered or laminated glass?
- How long is the glass itself, and is a board-up included meanwhile?
- Who takes the broken glass away?
- Is the frame sound, or is this really a window replacement?
Balcony guards, canopies and anything structural are engineered elements, and in a condo they belong to the corporation.

Questions
Frequently asked
Answers to what people actually search for.
Can just the glass be replaced, or do I need a new window?
If the frame is sound and square, the glass alone can be replaced, which is much the smaller piece of work. If the sash is rotten, the sill is wet, or water is coming in around the opening, the pane was never the problem and you are looking at window replacement instead.
My double-glazed window is foggy inside. Can it be fixed?
Not by drying it out. Misting between the panes means the seal on the insulated unit has failed, and the unit is replaced as a whole made-to-order sealed pane. The frame usually stays. It is a common repair and it does not mean the whole window is finished.
Can someone come out tonight for a broken window?
For a board-up, possibly. For the glass, no — every pane is cut to measure and every sealed unit is fabricated to order, so nothing sits on a shelf. The normal sequence is boarding the same evening to close the house up, then glazing once the pane is made.
Is glass repair the same as window cleaning?
No, and they are separate categories here. Glazing replaces the pane itself. Cleaning washes it, and on a tower the outside face is the building’s to arrange. If your glass is intact and just looks tired, window cleaning is the cheaper and more useful answer.
