What to know about plumbing
Older houses bring their own surprises. Galvanised supply lines, lead service connections, cast-iron stacks and clay laterals full of tree roots are all normal in pre-war houses, and any one of them can turn a small repair into a bigger one once a wall is open. A plumber who tells you what they might find before starting is not padding the quote; they are describing the actual risk of a hundred-year-old house.
Know where your shutoffs are before you need them. The main valve is usually near the water meter in the basement, and every fixture should have its own stop under the sink or behind the toilet. Turn them by hand once a year — a valve that has not moved in fifteen years is often seized, and discovering that during a burst is how a small leak becomes a claim. Photograph the main and put it somewhere findable, because the person who needs it at two in the morning may not be you.

What a plumbing visit usually includes
- A licensed plumber and diagnosis before work is quoted
- Labour for the agreed repair
- Standard consumables — washers, seals, tape
- Testing for leaks after the work
- Clearing water and debris from the area
Fixtures and major parts are quoted separately, and permitted work carries its own fee.
Try nowWhat moves the price
- Whether it is a fixture job or drain and supply work
- Access — a finished basement ceiling changes everything
- Camera inspection, where a blockage keeps returning
- Emergency or out-of-hours call-out
- Whether you supply the fixture or they do
- Permits, where the work requires them
Worth asking before you accept an offer
- Are you a licensed plumber, and is this permitted work?
- It keeps blocking — should we camera it before snaking again?
- Is the call-out separate from the labour?
- Am I buying the fixture or are you?
- Where is my main shut-off, and can you label it?

Questions
Frequently asked

When do I need a licensed plumber?
Roughly, anything inside the wall or under the slab that alters supply or drainage. Taps, traps, toilets and fixtures are ordinary work. Permits attach to most alterations.
My basement floods in heavy rain. What is the fix?
Usually a backwater valve, sometimes with a sump pump and a sealed floor drain.
