What do you need done?

What a window repair visit should cover

The useful visit ends by telling you which windows are worth repairing and which are past it, and that answer is worth more than the repair.

A fogged pane is the glass, not the window

A double or triple glazed window is a sealed sandwich of panes with dry gas between them, held by a perimeter seal. When that seal fails, humid air gets in, condenses against the cold inner face, and no amount of cleaning reaches it because the moisture is inside the sandwich. What almost nobody is told is that the sealed unit can usually be measured and replaced in the sash you already have — the frame, the flashing, the trim and the paint all stay where they are, and it costs a fraction of replacing the window. Companies that sell windows rarely lead with it. The exception is a window whose frame is rotten or whose corners have opened, where the seal failed because the window did, and a new unit in a failing sash simply fogs again.

Old sashes fail in three places, and none of them is the glass

A century double-hung runs on cords over pulleys to iron weights inside the frame; the cords rot, one breaks, and the sash either will not stay up or will not move at all. Mid-century and later wood and vinyl windows use spiral or block-and-tackle balances instead, which are a part rather than a rebuild. Casements fail at the crank operator, the hinges, or the multi-point latch that pulls the sash onto its seal — and a casement that no longer pulls tight is a draught you will blame on the glass. The fourth thing is not a failure at all: a sash that will not budge in an older house is usually painted shut rather than swollen, and it is opened with a blade rather than force.

Questions

Window repair questions

The ones this page owns — the rest live on the windows & doors page.

The window is fogged between the panes. Do I need a new window?

Usually not. The seal on the glass unit has failed, and on most windows that unit can be measured and swapped into the sash you already have. Replacing the whole window also replaces a frame, a flashing detail and the trim that were doing nothing wrong.

Is this the same as glass repair?

No, and the difference decides who should come. Broken, cracked or missing glass is glazing work — measured, cut and often boarded up first. This page is the window that will not open, will not seal or will not stay up, where the glass is fine and the hardware or the sash is not.

When is a window past repairing?

When the frame is soft at the bottom, when the corners have opened up, or when water is staining the wall below rather than sitting on the sill. Those are frame failures, and hardware fitted into wood that will not hold a screw lasts one season. Sashes, balances, cranks and seals are the repairable half.
