The door has stopped latching. Is that the lock?
Usually not. The door has dropped slightly on its hinges and the latch no longer lines up with the hole in the strike plate. Tightening the top hinge into the framing behind the jamb often lifts it back on its own; if not, the strike plate moves a few millimetres, which takes minutes.
My patio slider drags and jumps.
Start with the bottom track. Years of grit, salt and pet hair pack into it and the rollers ride on that rather than on the track, which feels exactly like a failed roller. Cleaned out and the roller height adjusted, most sliders come back. Replace rollers when the wheels are flat-spotted or seized.
The front door is draughty. Does it need replacing?
Rarely. The leak is usually the weatherstripping around the frame, the sweep along the bottom, or a threshold insert that has dropped — all of them replaceable in an hour and all of them cheaper than a door. Replacement is the answer when the frame is rotten or the opening has moved.
